Barugh Green, Barnsley
Radcliffes bought an important strategic site on the junction of the two main arterial roads entering the north of Barnsley town centre.
This was a Joint Venture with Dixons Motors plc who were looking for a new dealership in this location. Subsequently Dixons were bought by Royal Bank of Scotland who took over as JV partner, and provided development finance.
The site extended to over three acres, and was formerly a petrol station, and a garden centre. Radcliffes promoted the site through the local planning process, and were granted consent for a family pub on part of the land. This has been built and open for trading for some time now, and is a great benefit to the local community, and trades extremely well for its operator, Hardy and Hanson.
"Radcliffes ran this joint venture from the outset. This was a complicated site with no guarantee of success, but they stuck at it, and delivered a successful conclusion. I will have no hesitation in appointing them again, or recommending others to do likewise"
The balance of the site proved problematic, and was derelict for some years. We held a number of public consultation workshops to hear the views of the local community, and concluded that there was a need for a discount foodstore. However the planning case for a foodstore was not proven, which meant that the operators were reluctant to commit to the site. We decided to move the planning on without the backing of an operator.
This involved further consultation with the community, the local councillors, and the planning authorities. After much lobbying, consent was granted for a mixed use development. This consent was varied further to provide an Aldi foodstore which is now trading successfully.
