We were appointed by NuSwift to act as Development Consultant to secure the sale of its site to fund the relocation of its manufacturing into new purpose built premises.
NuSwift owned the whole of a site needed for both a new food store and its relocation.

We were able to provide NuSwift with an evaluation of the redevelopment potential of their site, and an idea of the value generated by a foodstore development. The first challenge was to get over the adverse perception created by a refused planning application for retail in 1999.The second challenge was to strategise against a competing site with a secured food retailer with a more advanced planning argument.
Our role was to act as development consultant, and advise the client from inception through to completion of the sale of the land, and the relocation facilities. This initially involved identification of the food retailer likely to pay the most for the site, and also likely to complement the existing retail offer, and so get planning consent. We had to put a clear and convincing planning case to persuade potential purchasers to put forward a bid for the site, and commit funds to obtaining the planning consent. We advised NuSwift in their tendering procedure, and assisted in the contract negotiations, which lead to the construction of another successful foodstore for Wm Morrison plc.
It was clear that Elland required a foodstore of sufficient size to provide the family weekly shop, thus reducing car journeys to other towns. Our public consultation exercises soon demonstrated that the community recognised this as well, and wanted a means of voicing it. We advocated a strategy using this public support to secure planning consent for the new store and NuSwift’s industrial relocation. This is an example of Radcliffes working with the retailer to obtain the consent, whilst also ensuring the best interests of the client.
We harnessed the energy and wishes of the community when the application went to committee. The planners recommended the scheme for refusal, and so we organised for residents to show their wishes. We arranged for buses to take residents, with tee shirts and banners, to the planning committee meeting. Approximate 400 of Elland townfolk ensured that their local councillors voted in favour of our proposals.
Planning consent was secured and both NuSwift and Wm Morrison are successfully operating from their new premises.
